Harthing is the only platform where being a good landlord and proving you were are the same thing. Every action timestamped. Every repair tracked. Every obligation met — and on record. No more hunting through shoeboxes. Just a record that builds itself as you manage — ready the moment you need it.
Your tenants get Letterlea: faster repairs, clear communication, and their own record of everything. One system. Both sides covered.Property, properly.
From May 2026, Section 21 'no-fault' evictions are abolished. Every dispute — possession hearings, deposit claims, Ombudsman complaints — now requires documented evidence. From April 2026, MTD requires quarterly digital tax returns. Both deadlines are real. Neither is optional. The landlords who have a proper record will be fine. The ones relying on WhatsApp threads and memory won't be.
"You're running a property business through WhatsApp screenshots, a folder called 'TAX STUFF (2)', and the vague memory that the gas certificate was definitely renewed at some point last year. Probably."
— Every self-managing landlord we've spoken to, more or less
Every other platform treats compliance as your burden — reminders, checklists, uploads, paperwork. Harthing is different. When you manage your properties well, the compliance record builds itself. When your tenant reports a problem, the Awaab's Law clock starts automatically — protecting their right to a timely repair and giving you an immutable record that you responded. We built an app for each side.
One dripping tap. Two happy people. Zero admin. And an immutable record that protects them both.
From 1 May 2026, every landlord dispute requires documented evidence. Deposit claims. Possession hearings. Ombudsman complaints. Right now, you're relying on WhatsApp threads, email inboxes, and the vague hope that you saved that receipt. Your tenant is doing the same thing from their side. Both of you will lose.
Prove you responded to that damp report within 14 days. Prove you arranged a Gas Safe engineer. Prove you communicated clearly and fairly. The Accountability Record assembles itself as you manage — maintenance logs, communication history, compliance certificates, financial records — all timestamped, all immutable, all packaged into a court-ready or Ombudsman-ready evidence bundle when you need it.
See exactly when your landlord was notified, exactly when they responded, and exactly what they did about it. If they acted quickly, you'll know. If they didn't, you'll have proof. Your record is yours — visible in Letterlea, timestamped, and available if you ever need to take things further.
Same data. Both sides protected. That's not a feature — it's a fundamentally different relationship between landlord, tenant, and their shared regulatory reality.
No jokes in this section. These are legal obligations with financial penalties. We take them as seriously as HMRC does.
Landlords with property income over £50,000 must maintain digital records and submit quarterly updates. Dropping to £30,000 from April 2027. Penalties up to £1,000 per filing period.
Fixed response timelines: investigate within 14 calendar days. Emergency repairs within 24 hours. All other repairs commenced within 7 days. Legal consequences for failure.
Section 21 'no-fault' evictions abolished from 1 May 2026. Landlord Ombudsman introduced. Property portal created. Every dispute now requires documented evidence of fair process.

You didn't plan to be a landlord. But here you are, with a shoebox full of receipts and a boiler that makes noises.
Gas safety certificate for 22 Maple Road expires on 14 September. That's 62 days. Want to book an inspection now, or shall we remind you at 30?
We couldn't save that expense just now. This usually sorts itself in a few seconds. Your data's safe — nothing lost.
22 Maple Road — kitchen tap, persistent drip. Reported by tenant 9:12am. AI triage: plumbing, non-emergency. Awaab's Law: 14 days.
Upload your documents — tenancy agreements, certificates, bank statements. We'll read them, pull out what matters, and ask you to confirm. Minutes, not a weekend.
Letterlea is always free for tenants. You pay for the platform. They get faster repairs, clear communication, and a record that protects them.
Most landlords signing up to Harthing have the same thing in common: a folder somewhere full of documents they haven't looked at since they filed them. Tenancy agreements. Gas safety certificates. Bank statements. Invoices from that boiler repair you still need to claim back.
That's exactly what we need to get you set up. Drag those files in — as many as you have, in whatever state they're in — and we'll read through them for you. We'll come back with what we found: your properties, your tenants, your rent history, your compliance documents. You tell us what's right, what needs correcting, and what to ignore. Then you're done.
Your files are encrypted in transit and at rest, stored in UK data centres. Everything you upload stays in your account until you choose to remove it — your documents are yours. We extract the structured information we need and don't share raw content with third parties. Everything is handled to the same security standards as the rest of the platform.
MTD enforcement starts April. Section 21 abolition hits May. We're building Harthing and Letterlea now. Sign up for early access — plus the chance to shape what gets built. Early access users will get more generous account limits during the beta period. No "weekly newsletter." No "content roundup." Just an invite when it's ready.
We'll email you when it's ready. That's it.
